      Responsible for revenue focused productivity of the Long Term (LT) Department to ensure profitability through prospecting, property inspections, and communications with owners and tenants Answer all calls, and responds to all phone calls and email messages in a prompt and timely fashion Handle all walk-in inquires Prospect to area home owners and area real estate agents Sign up new rental properties Manage all aspects of tenancy from showing the property to tenant move out Assist the Leasing Manager with the application process for potential tenants Schedule vendors to respond to all reported maintenance issues Represent homeowners in court as the need arises  Review, sign, and uphold all aspects of the lease with tenants Collect rent from tenants on a monthly basis Assist Leasing Manager with advertising the availability of vacant properties File with magistrate for non-payment of rent and follow legal process for eviction when needed Maintain current management agreements on file Inspect all properties on a regular basis while tenant is in occupancy Inspect all properties prior to releasing tenant security deposit Manage, update, and maintain all administrative duties associated with each property, including management agreements, keys, photos, descriptions, signage, lockboxes, and advertising Respond to after-hours emergency phone calls 1 week per month via the on-call phone Work 1 Saturday per month Assist with prospect mailers Complete other tasks and duties as assigned Show less
