  At Sampo I worked with both commercial as well as residential real estate. My task no. 1 was taking care of our residential plots, their sales, contracts, financial reporting and so forth. However, as the already leased and built residential plots are typically fairly light to manage, I had time for some additional projects. These additional projects included mostly different types of property development procedures from leasing to construction. The biggest projects I took care were a development project of a multi-tenant retail property in Järvenpää, leasing a hotel property during the covid-19 pandemic and a couple of early-phase residential construction projects. Due the broad spectrum of my work I was constantly working with planners, consultants and lawyers.I was also responsible for leading our residential leasing and the asset management of a couple of multi-tenant office properties.   At Mandatum Asset Management I continued my work from Sampo Oyj working with the commercial and residential real estate of Mandatum and Kaleva. I worked with diversified real estate portfolio of plots, offices, residential, retail and hotel properties. The work included asset management procedures of many sorts, such as leasing, real estate development and land sales. In addition, I started my KiRa EMBA -studies in 2021 and with the aim to finish them by 2023.

  I lead a small team of talented asset managers, all working towards our shared goal of offering sustainable, high-quality homes with superior customer experience. As Nrep is a dynamic work environment and asset management is a super versatile field there really is no normal day in my job. Nevertheless, some of my key duties include:- Leading and supporting the team and developing our ways of working - Commercial responsibility for appr. 20 residential properties- Business planning, budgeting and implementing value-add initiatives- Collaborating with internal and external stakeholders in all matters related to our Living assets- Analyzing different types of data to better understand the performance of our assets and ways to improve our performance - Contributing to asset divestment and acquisition processesMy days are filled with meetings, Excel-files, decision-making, and solving problems I have never before encountered – and I enjoy them all every day. Show less As an asset manager I had the overall responsibility of the P&L performance of over a dozen of residential properties. Almost all of the assets were new or fairly new and located in biggest Finnish cities. With these assets our aim was to improve the lives of our customers with the homes we provided them while enabling superior investments, sustainably.The Finnish residential market has had a few difficult years due to systemic supply-demand imbalance which has required very much hands-on asset management to be able to perform well. Together with all the stakeholders, and especially with our in-house operational team, we have been able to outperform the market in all relevant KPIs – our occupancy and rent levels both exceed market benchmark while opex is below comparable benchmarks. In addition to working with asset level issues I have had the opportunity to further develop several internal processes enabling smoother workflows both in our own work but also towards our customers. I have also participated in new investments and opportunities, providing data, opinions and key figures for the investment team to be able to make informed investment proposals and decisions.
