  Lydia sat within the Business Space Investment Team, advising institutional clients and property companies on investment acquisitions and disposals in the South East and Regions. This included the sale of 3&4 Callaghan Square, Cardiff and Rainton House, Sunderland and the acquisition of Waterway Park, Hayes. Previous to this, Lydia sat within the Cardiff Valuation Team working almost exclusively on recovery work, providing advice alongside Richard Murphy (FNARA) on behalf of a range of clients. This involved providing strategic advice to secure maximum realisation for the asset, whether being through an immediate sale or intensive asset management, concluding in a sale.   Within S.A. Brain & Co, Lydia worked for the Coffee#1 brand acquiring retail sites across England and Wales. This involved identifying the right site by conducting site visits and market analysis, preparing board reports, presenting to the Acquisitions Team, negotiating the best lease terms for S.A. Brain and seeing each deal through to completion. Acquisitions include Coffee#1 Honiton, Ringwood, Plymouth, Andover, Woodley, Chippenham, Southbourne, Poole and Shaftesbury, plus creating a full and strong pipeline for further stores. Lydia also assisted with the asset management of the existing Coffee#1 portfolio which included instructing rent reviews and lease renewals, negotiating rent free/landlord capital contribution for removal of break clauses and organising surrender deals.
