  The council was granted planning permission in 2021 to redevelop the former Carlton Dene care home and Peebles House in the Maida Vale Ward into a 65 self-contained homes for ‘Extra Care’ and 22 affordable homes.The project will deliver:65 self-contained extra care homes for older people on the site of Carlton Dene22 family-sized apartments for affordable rent on the site of Peebles Houseextra care residents will have their own private balconies, in addition to a shared green spacelocal older people will be able to apply first for the extra care housing if they wishresidents will gain access to both a brand-new café and hairdressersa greener site, with landscaping and spaces for childrenCarlton Dene, Westminster City Council’s new flagship extra care scheme, comprises 65 extra care and 22 general needs homes. The scheme sits adjacent to St Augustine’s, a Grade I listed church. We are addressing an ambitious sustainability brief with both blocks targeting a more affordable AECB energy standard having been adjusted down from Passivhaus.Many of the extra care homes are one-bed-plus with flexible partitions that provide different layout configurations based on residents' requirements, enabling them to age in place. All homes are dual aspect. Shared communal balconies overlooking the generous courtyard and roof terrace spaces provide additional shared spaces outside front doors in line with HAPPI principles. Show less A development of 110 social rent homes we have designed for The City of London Corporation has been given the green light by Lewisham Council.The planning committee unanimously agreed to the development on the land at Sydenham Hill Estate, including Mais House and Otto Close garages.The scheme will be a mix of one, two, three and four-bed flats and it will include a community room, housing estate office, and new children’s play area providing new amenities which will benefit the existing and future residents. The configuration of the estate is designed to enhance the ecology and protect the multitude of trees in the area, many of them being over 100 years old.It will be managed by The City of London Corporation, a social landlord with 2,746 homes within twelve housing estates across the City of London and six London boroughs. They are developing a range of projects to ensure that it delivers 3,700 much needed extra homes in the capital, across a range of tenures. Show less
