Completed the final $40,000,000 portion of a $50,000,000 renovation to managed properties while leasing 200,000 s.f. in the process. Began the groundwork for development and management of the "Front Street" development at the Convention Center. Began leasing the 400,000 s.f. mixed -use development.

  Provided for the start-up with development teams at Street-Works and Ronus Properties in the opening and on-going Management of Blue Back Square in West Hartford CT. Blue Back Square is a 650,000 s.f. mixed use (Retail, Office, Medical, Condo and Apartments) complex that opened in November, 2007. Blue Back Square is one of the first redevelopments in the U.S. of a 22 acre site for mixed-use properties in a Town Hall setting. The redevelopment required involvement with the town of West Hartford in the bonding of the public improvments and the implementation of a Special Services District. Redevelopment included improvements to the Town Hall, Library, Board of Education, Police Station and off-site areas. I sat on Executive Boards for: West Hartford Chamber of Commerce, The Heritage Condominiums, and was commissioner for the West Hartford Special Services District.Property was purchased by Starwood Capital in April 2013.
