  I was responsible for the efficient and successful identification, evaluation and development of properties and sites for Foodstuffs North Island Limited (previously Foodstuffs Auckland Limited using effective negotiation, relationship building, property development and management skills.I prepared preliminary feasibility studies and the business case for proposed sites, to the standard and detail required to assist the General Manager to provide sufficient information to the Managing Director, and/or the Board to decide with confidence on land acquisition proposals.I maximised the potential success of any land acquisition process by structuring the procedures in a manner to provide the best opportunity of a successful outcome in terms of Resource Consent issues, including obtaining neighbours’ consents and political approaches, also understanding the property arrangements and procedures of major competitors.I kept abreast of legislation and other potential impacts on property development and management by keeping up-to-date with all changes, resource consent issues, Environment Court decisions, new Acts, amendments and Bills. I was directly involved with the ongoing monitoring of District and Regional Plans by participating in submissions and hearings, including preparing applications, co-ordinating specialist property consultants, evaluating decisions and any conditions upon the decision, and engaging the appeal process where required. The role involved acting as Body Corporate Secretary by organising and setting agendas for committee and Annual General Meetings, managing the financial aspects of the Body Corporate, as well as preparing the annual financial budgets and wash ups for each shopping centre, and the financial budget for Merchant Property Management Limited. I was also responsible for overseeing and managing the marketing for applicable shopping centres, by developing marketing proposals, presenting them to the appropriate committee and gaining sign off for the campaign.
