  Precision Building was my own start-up, grown from scratch to $5M and a team of 60-70 with 10 supervisory and subcontractor leaders. Projects ranged from $250K – 550K and included residential/demo/rebuilds for government, Air Force base, Class A office space, law offices, retail medical, clinic, and labs.Select construction projects and achievements included:► Managed 100,000 sq. ft. big box furniture store conversion to an Amazing Jake’s entertainment complex.   As the Facilities Director for Total Services, I managed the full scope of construction projects from budget development, capital improvement estimates, vendor selection, and relationships for single and multi-story commercial properties.If there is anything that defines my contributions here, it is surpassing organizational and industry standards at every turn while managing multiple, competing full-cycle projects within budget and within timelines, without fail. Highlights of my successes include:► Saved over $20K on purchase and installation of IP camera security system through comprehensive research and negotiation with vendors.► Slashed IP phone system installation fees by $8K as a result of skillful pricing negotiations.► Decreased utility expenses by $20K annually by expertly implementing energy management.► Planned and delivered major enhancements including comprehensive maintenance operations for a 26-acre property with 60,000 sq. ft.; build out of a 1,000-sq. ft. equipment and storage room, and a 30,000-sq. ft. roof rebuild.   Physical Plant Operations Administrator

  This was a multi-faceted role where I wore many hats – from Physical Plant Operation Administrator, Project Manager, Construction Manager, to Facilities Director. In the course of executing these responsibilities, I managed the full range of physical plant services for a State Prison and 50 other facilities totaling 1M in square footage. I also recruited, directed, and developed qualified staff and subcontractors for effectively managing multiple projects.With more of a privateer minded work personality, I practiced the shrewdest resource allocation, including that of human capital, within the normal constraints of the governmental arena. Despite several ongoing challenges, I was continually commended for meeting timelines, staying within budget and surpassing expectations. In fact, managing tight budgets while cutting costs, and keeping my safety and compliance records spotless characterize my contributions, more of which include: ► Initiated $1M prison halogen security and yard light LED replacement; result was $350K rebate incentive and utility savings of $250K per year. ► Generated savings of $100K annually through preventative maintenance program endeavors.► Successfully completed $40M ground-up maximum security section build with applied value engineering; fitted 36 more cells than anticipated, and mitigated future expansion needs.
