  Rixos Villa Renovation Project (Makarem al Nakheel)The Makarem al Nakheel project has a residential character and commercial aspect as all renovated villas will be offered for rental. It was built in accordance with the latest specifications and engineering standards to compete with the most important and largest luxury hotels in Jeddah and the region. The project is in the Abhur district in the north of Jeddah. It is located about 2 kilometers away from the Batterjee Medical College. with a cost of almost fifteen million Saudi Riyals. It is an ongoing project and will be completed in less than one year. The client is DUR Hospitality Co. The project consists of 73 villas divided into three categories as follows:1- 5 Balaha-type full renovation villas with the scope of work mentioned below.2- 29 Balaha-type villas with partial renovation scope of work as mentioned below.3- 39 Tamra-type villas with partial renovation scope of work as mentioned below. Show less Benchmark (Abadi Al-Johar Arina) Project.Client: Benchmark The theater can be converted into an exhibition spanning 14,000 square meters with a capacity of up to 15,000 people.The Project is a rush project based on a Lump-sum MEP, Infrastructure design and built form of contract, the main scope consists of the design, supply, and construction of full MEP and Infrastructure network for an approximate area of 77,000 m2, MEP systems, fixtures and equipment, infrastructure, earth and civil Works the project handing over with 60 days.My position on site: Mechanical Construction Manager with the main role as follows:1- Participate in project meetings and propose improvements if necessary.2- Evaluate potential problems and technical hitches and develop solutions.3- Lead the Mechanical engineers and formen with more than 40 workers.4- Plan and manage Mechanical works in the project, risk, interface, and schedules.5- Collaborate with architects, designers, and other stakeholders to integrate mechanical systems into the theater's design.6- Support Project manager in project-related communication with all the stakeholders.7-Develop detailed schedules for the installation of mechanical systems, coordinating with other construction activities (e.g., structural and electrical).8- Manages the interfaces for all engineering, procurement, and construction interfaces (external & internal) associated with the design and construction.9- Prepare and manage budgets for mechanical systems, including labor, materials, and equipment.10- Plan for future maintenance access for critical systems in the confined spaces of the theater.11- Inspect ongoing work to ensure compliance with project specifications, building codes, and safety standards.12- Source and manage subcontractors specializing in mechanical systems.13- Identify and mitigate project risks.14-Lead the commissioning phase, ensuring all mechanical systems are operational and meet project requirements. It consists of several areas as follows, Bowling Area, Dinning Area with Kitchen, VIP Area, BOH Area including all the offices, ARCADE Games Area, Billiardo Tables Area, Gaming Area, Entrance Including Reception Area, and Washroom Area. It was implemented in Riyadh in Al-Hayat Mall, approximate area of 1600 m². It took only seven months to implement.
