  In my first two roles with Grubb & Ellis before the account transitioned to CBRE, I led the Tenant Services team of 16 managing requests for 14M sf of Microsoft office space. I built and managed a $4.5MM budget ($2.5M chargeback recovery). Among my achievements were improving diverse KPIs: customer service +15%, SLAs +10%, team productivity +20%. I also consolidated 97K sf warehouse, saving $2.5MM over 10 years, and overall operating expenses $6MM over 10 years.   ▶️Senior Operations Manager – Soft Services ▶️Directing Relationship with Microsoft Client

  ▶️Microsoft Client’s Point of Contact. I directed strategy for soft services—Billable tenant services, preventative maintenance programs, move support, furniture operations, project delivery, and warehousing program. As the key point of contact to my executive counterparts at Microsoft, I and my team of 5 managers and 25+ employees project managed asset procurement, lifecycle management, warehousing, and delivery. This 9-figure program supported 14M sf of office space in the US Northwest plus additional locations across the country. ▶️Executive Advisor. Maximizing our KPIs, measuring our successes via scorecards and supplier reviews, and planning short- and long-term goal attainment, I was a trusted advisor to our leadership team and contributed substantively to bottom-line growth. Throughout, I guided strategy, organizational structure, and client delivery. ▶️Client Leadership. My work earned me the client’s invitation to direct a 76K sf warehouse. With 3600+ SKUs, we outfitted Microsoft spaces and supported planning strategies in full-scale examples of mall kiosks, offices, and store mockups. The technologies I recommended bolstered our warehousing programs and improved our operations, exceeding our clients expectations and attaining 99%+ on-time shipment and delivery. Moreover, we recycled our gently used items by directing them for use with organizations in developing nations across the globe. ▶️Managing Services for Microsoft’s Call Center. Brought in house call center services for 18M sf of office space nationally. Implemented technology solutions and managed a team providing 24 x 7 x 365 to field and route thousands of inquiries per day. ▶️Team Leadership.   ▶️Comprehensive Real Estate Strategy. My real estate portfolio leadership centers on strategic planning of a $650MM real estate portfolio of industrial and office properties with 1.85M sf leased to 90+ tenants. From capital improvements and construction to lease negotiation and administration to tenant management, I, along with my team of 3, provide the vision and technical expertise to develop and grow the financial performance of our powerfully competitive commercial and industrial real estate program. ▶️Executive Advisory. I strengthen relationships between our executive teams and those of our stakeholders/customers. As we acquire several properties, I advise on due diligence, 1031 exchanges, development of pro formas, lease terms and negotiations, tenant evaluations, operating agreements, operational plans, and more, serving as a trusted industry expert and guide in assessing their prospective value and potential financial performance. Of note, when the industry was struggling in 2020, I worked with our tenants to maintain occupancy and on-time rents (both 98%+), increasing annual cash flow, and maximizing valuation growth. ▶️Property Management Leadership. On the operations side, I also direct all aspects of property improvements and property management–from simple improvements to major overhauls. One of my largest projects to date involved the ground up development of a 44K sf industrial concrete tilt building. Another was conversion of a 21-story property from steam to natural gas heat, lowering costs/improving efficiency. ▶️Operations Leadership. With selection and management of a panel of trusted vendors (external teams), I manage all infrastructure maintenance, compliance issues, and tenant requests. Over 10 years I have instituted multiple technology strategies to manage our program and supplement the recordkeeping that enables us to deliver exceptional service and best-in-class returns on investment.
