  The Head of Product Development position for the Pulte Homes/Del Webb, Illinois Division, gave me the opportunity to create the Product Development process for Illinois which was later adopted by the Great Lakes Region. I also managed architects, overlaid and engineered mechanical and architectural drawings, and designed multi-family products for specific land sites. I was also instrumental in the redesign of the recently acquired Del Webb home elevations and floor plans. These designs were later incorporated into the national portfolio and built at other Del Webb communities. Show less As the Project Manager for Pulte Homes at Madison Park, Aurora, Illinois, I completed the construction and closing of 269 Town Homes in one year. For this site I was also the Land Development Manager which involved civil engineering evaluation, budgets and contracting for mass earth work, on site engineering, and surveying. I was in charge of building pad designs, utility installation, road installation, and critical path management.   RESORT MANAGER

  As the Resort Manager for Heritage Harbor I oversaw a 142 acre resort with residential, commercial, and marina construction. I created and maintained purchasing, finance, and construction departments to start generating revenue in the first phase of construction. I reviewed site infrastructure and engineering, as well as developed product, budgets, bidding processes, contractor selection, contracts, and rebate programs. The product I developed, bid, created scopes of work for, bought, and constructed was single family cottages and waterfront multifamily buildings. My knowledge of value engineering, bid negotiation, and supply chains resulted in margins of 30%. Show less

  PROJECT MANAGEMENT/PURCHASING

  Purchasing for the Nashville Division I was responsible for managing procurement policies, procedures and objectives. I purchased resources and supplies at the lowest total cost consistent with approved quality and delivery standards. Optimizing the supply chain through systematic support, I ensured that the purchasing and procurement of goods provided quality, cost transparency and field efficiency. I selected local suppliers based on high performance criteria and managed supplier relationships within the Division. I also managed compliance to agreements, contracts and scopes while collaborating with scheduling and field operations. Evaluating the timely adjustment of purchasing strategy and plans, I also met the changing economic and competitive conditions for the overall success of the division.As Project Manager for Del Webb Lake Providence, a resort community, I was responsible for the oversight of 1100+ homes and improved lots on 345 acres with a 15 acre lake and a 22,000 square foot clubhouse. I managed all aspects of the vertical construction for three different product lines as well as acted as the on site liaison for the land development coordinator. My oversight included 3 Field Managers, a Customer Service Manager, and 100+ tradesmen. I completed a six model remodel which was completed on time and under budget. This project required redlining new area plans, soliciting bids, creating scopes of work and a schedule, purchasing products, and direct oversight of the construction process.   Construction Manager

  As Construction Services Manager for LCS of Tennessee I managed the department that is the formal liaison to the Development and Construction teams in ensuring primary, secondary and tertiary information is captured throughout the Project Development Process. The Construction Service Department (CSD) of LCS of Tennessee provided additional detailed engineering, architectural, scheduling, procedural and budgetary information for the Planning Department during the Project Development Process. Additionally, the CSD helped with the integration of that information in the Project Development Process. The integration of this important information provided detailed budgetary transparency, alignment of horizontal and vertical documents, and more specific direction for the overall success of construction execution. As Project Manager of PROVIDENCE, a 400+ unit residential lifestyle community in Mount Juliet, I was responsible for overseeing every aspect of the project. From land development through the house-line activities of product development, procurement, contracting and vertical construction; I guided my team in creating the first non age restricted lifestyle community in Mount Juliet.   Development Manager

  As Development Manager for the State of Tennessee I assist in the preparation of zoning analysis for new sites and projects for potential acquisition. I Organize and manage design charrettes to define and align project vision with ownership and manage the regular coordination of design, scopes, schedules and budgets. While helping with the selection of architects, and other design consultants, I also provide direction to project architects and engineers in the preparation of plans and submittals. Additionally, I review all plans and submittals for compliance with State of TN standards. While leading value engineering sessions, I help assure that the overall design goals are met and prepare development briefs. Providing on-going coordination & management of multiple projects, I establish schedules for development including design and construction milestones of complex projects. I contribute to the total job preparation in order to provide successful submission for the State Building Commission for a diversity of projects. Show less
