      I help the public succeed with their development proposals on shorelines and critical areas within Chelan County.- Process permit applications for Shoreline Substantial Development, Shoreline Conditional Uses, Shoreline, Wetland & Riparian Variances, Shoreline Exemptions, Open Space through the Public Benefit Rating System, Open Space Timber, Forest Practices, Administrative Modifications, Administrative Appeals & Administrative Interpretations.- Prepare & present written staff reports with analysis, recommendations, conclusions, & conditions on land use permits.- Act as lead planner to the Hearings Examiner; prepare reports & make oral presentations.- Conduct site inspections, analysis & determinations for each land use permit.- Ordinary High Water Mark determination & Stream Typing.- Assist in code violation/compliance.- Prepare, review, evaluate & transmit environmental impact reports (SEPA) applying to the specified private & public planning projects & programs.- Provide customer service & advise public of policies & regulations effecting growth & development.- Conduct on-site meetings with developers, private land owners & agencies to determine project feasibility & compliance.- Compile & analyze data on economic, social, & physical factors affecting land use, & prepare or requisition graphic & narrative reports on data.- Provide land use & development information to the public.       Current planning experience includes review and analysis of development proposals, project scoping, site investigations, development of project proposals, preparation of figure sets and application packages, and the development of mitigation plans. She has prepared, reviewed, and processed a wide range of development proposals, including but not limited to, subdivisions and plat alterations; shoreline permits including substantial development permits, shoreline conditional use permits, shoreline variances and shoreline exemptions; critical area and zoning variances; conditional use permits; SEPA checklists; administrative applications; comprehensive plan amendments and zone changes; and open space tax classification applications. In addition, she also has extensive experience addressing tasks related to planning including: communicating with and providing assistance to developers, property owners, the public, elected officials and agencies with jurisdiction (local, state and federal) regarding laws, policies, regulations, standards and procedures with respect to the submission of plans, processing of applications and implementation requirements; preparing clear, concise technical documents, reports, correspondence and other written materials, including staff reports to commissions, boards, hearing examiners and councils; conducting meetings with property owners and regulatory personnel regarding recommended conditions and application processing; conducting public outreach, and community meetings to inform the public and solicit feedback; preparing analysis and determinations for land use permits as well as building permits on shorelines and critical areas; and conducting Ordinary High Water Mark determinations.
