relationships with reference to plumbing, carpentry, air-conditioning, refrigeration, housekeeping/waste disposal, electrical supplies, building, office furniture and fittings and water supply • Liaise with utility service providers to ensure uninterrupted services and prompt payment of electricity, telephone and water consumption bills • Review and keeps the records of all bills and tenancy agreements • Enforce rules on installations within NAHCO work area and premises• Ensures that generators and all outdoor facilities are properly maintained • Coordinate the repairs/maintenance of buildings and access roads • Ensure timely repairs/replacement of all bad office appliances • Ensure the completion and documentation of maintenance work orders • Monitor and coordinates maintenance and repairs of all building electrical facilities and systems, cooling systems (cold and freezer rooms) and plumbing systems • Receives and reviews periodic reports on facilities management • Ensure implementation of the coding/tagging system for all company assets in liaison with finance department • Ensure that records of all fixed and movable equipment are updated and accurate in liaison with finance department • Manage and supervise the execution of the company’ capital projects to the required standard. • Manage project cost • ·Develop and continuously update the pool of repairs and void • Handle and execute day -to- day operations of NAHCO commercial properties • Initiate and implement methodologies in managing properties • Interact and ensure smooth relationship between the company and the tenants • Implements marketing initiatives to achieve occupancy goals • Process application, follow up with applicants and ensure the premises is ready for new occupants • Show properties to prospective tenants and orient new tenants to the property • Keep rental at optimum capacity and enforce terms of rental agreements • Negotiate, prepare and enforce leases and complete all required paperwork for new tenants • Maintain all statutory required records and ensure compliance with relevant laws and regulations • Ensure timely payment, collections and minimise rental arrears • Keep accurate and up-to-date financial records and prepare weekly and monthly financial reports • Enforce occupancy policies and procedures • Investigate and resolve occupant’s
