  I got my start in Affordable Housing providing administrative support to Executives and collaborating with Project Managers to complete application processes for programs including 4%, 9%, tax-exempt bonds, local city applications. My position grew from a basic clerical role to responsibility for coordinating entire grant process, delegating tasks, and understanding regulations. I learned so much during this time, and was able to leverage that knowledge to move on to a leadership role at Hitzke. HIGHLIGHTED RESPONSIBILITIES● Planned, coordinated, and participated in resident community outreach; assisted Property Manager in responding to resident questions and concerns. ● Supported Director, Associate Director, and Housing Development staff by drafting correspondence, scheduling meetings, planning activities and trainings, and special projects.● Updated and maintained electronic and paper filing systems for projects. ● Created meeting agendas, took minutes, and reported out to stakeholders for internal meetings as well as those with lenders and investors. ● Organized special events including grand openings, groundbreakings, and community meetings.● Helped Project Managers prepare funding applications to public and private entities; gathered project documentation for applications and paper binder and electronic filing submittals. ● Delivered administrative support to cross-functional teams including Housing Development, Finance, and Accounting.   During my time in this leadership role, I personally managed successful applications of over $133M in development funding, across 10 – 12 projects, ranging from $12M - $70M each. My work encompasses project stages from start to finish. PRE-DEVELOPMENT ● Oversaw research, due diligence, initial underwriting, acquisition, and initial finance compliance (e.g. Low-Income Housing Tax Credits, Tax-Exempt Bonds, Low and Moderate Income Housing Funds, HOME funds, TOD, Infill Infrastructure Grant, and Multi-Family Housing Program. ● Coordinated loan acquisitions and closings with public agencies and private equity investors. ● Organized documentation and facilitation of escrow closings with title company partners. PROJECT DEVELOPMENT AND ONGOING SUPERVISION ● Researched, secured, and completed project construction and permanent funding applications to closing with local, state, and federal agencies; collaborating with internal project managers. ● Maintained up-to-date pro formas accurately reflecting project budget and financing plan; prepared project budgets and cash flow projections.● Initiated and renewed insurance policies for corporate development / construction portfolio.● Produced Statement of Information for LLC’s and filing for LPs with Franchise Tax Board.● Managed tax-exempt process for partnerships with County and non-profit partners.ASSET MANAGEMENT ● Collaborated with tax equity investors to coordinate limited partnership agreements, ensured due diligence and timely payout equity installments per project milestones.● Verified tenant insurance coverage; liaised between company management and investors’ asset management to coordinate tenant files reviews and ongoing project meetings. ● Partnered with investor’s Asset Management department to ensure projects’ long-term quality.● Reported in compliance with California Tax Credit Allocation Committee.
