  Karsten Realty Advisors was a subsidiary of First Interstate Bank. I had responsibilities in three areas:• Acquisitions Purchased and sold commercial real estate for major pension fund clients. Acquisitions included convertible mortgages, sale-leasebacks, fee purchase earn outs, and participating development projects. Completed transactions totaled over $225 million and comprised 5.2 million square feet.• Asset Management Oversaw operation of $75 million of existing commercial property. Duties included leasing, budgeting, marketing, renovating and value creation through proactive management. Increased annual yield on an office building from 1.0% to 8.4% in six months. Negotiated and completed leases on over 175,000 square feet of office and retail space bringing occupancies up to 100%.• Marketing Client contact via marketing presentations and custom designed public relations brochures. Lectured at educational seminars prepared for specific clients and targeted investor groups. Conducted extensive retail analysis to derive supportable square feet in competitive retail markets. Investments include five regional malls totaling 4.7 million square feet with a combined development budget exceeding $122 million.
