  A real estate appraiser estimates the value of a single building or piece of land. Specializing in residential real estate, appraiser is retained to appraise a property before it is sold, mortgaged, taxed, insured, or developed. After visiting a site and observing/analyzing the characteristics of the property, the appraiser employs his skill set to thoroughly analyze the subject property and it's competitive market to derive estimates of value.Gather, verify, and analyze data on residential properties including, but not limited to, measuring structures, physically inspecting the exterior and interior of buildings, photographing property, analysis of market sales, and noting architectural quality and intended use of the property. Conducts internal or in-house appraisals and valuations. Maintain an ever-evolving national and local client database. Keep updated on current real estate market conditions and their effect on the residential and commercial real estate markets in assigned geographic areas. Assist in the construction of financial models including discounted cash flow. Responsible for data management including collection, verification, and analysis of sales, pending sales and listings, as well as maintaining other information required by law for the valuation process.
