      Property Manager From March 2009 To PresentDuring my 15 years service at the above company I am dealing with all aspects of property management included instructing contractors to attend properties to carry out necessary repairs, liaising with landlords, tenants and contractors to ensure all repairs were carried out in a timely professional manner. Ensuring Gas safety and electrical safety checks were carried out in accordance with the relevant time scales to comply with legislation. Dealing with all aspects of insurance claims on behalf of the landlords. Serving legal notices on tenants (Section 21's and Section 8's), carrying out inventories, condition reports & photographs at the beginning and end of tenancies. I am responsible for liaising with block management and mortgage companies ensuring that, where required, the landlords had the relevant permissions in accordance with their leases to rent their properties out. Drawing up tenancy agreements & other relevant lettings paperwork, also dealing with property licensing. Informing utility companies & local councils when tenants moved in and vacated properties. Negotiating between landlords & tenants on residential property lets, ensuring the best tenant & rental income were achieved, this involved credit referencing tenants. I am responsible for ensuring all deposits are registered in a deposit protection scheme in line with the relevant legal time frames and requirements. Repayment of tenants deposits, this included dealing with deposit disputes that arose, again these have to be dealt within a specific time frame. Dealing with day to day aspects of the business, this included enquires from landlords and tenants alike as well as enquiries from new prospective new clients. Ensuring the company website was always up to date. Collecting rents, checking & logging contractors invoices & making payments to the relevant parties as & when funds were in the client bank account. Show less
