      • In 2011, 2012 and 2013 I processed development applications within the City of Morgan Hill for the San Sebastian project. Each year I was successful in securing development allocations and reduced the per unit costs an average of $10,000 dollars, for the respective competition years. • In preparation for these competitions, I coordinated directly with the landscape architect to develop conceptual landscape plans. I coordinated with the architect to develop floor plans, front, side and rear elevations, and color schemes. I also worked directly with the engineer in refining the land plan, site utilization plan, site development plan and phasing plan. • I completed the narrative and specific point commitments to ensure the most cost effective development. The compilation, submittal and coordination of the application was managed by myself. Since running the entitlement efforts for San Sebastian I have reduced the fees through point reductions and modified commitments by $4,000,000 dollars. • I managed the approval of the Environmental Impact Report for the 120 acre, San Sebastian project in Morgan Hill, which consists of 244 units. The EIR processing began in January of 2011 and the final EIR was completed in January of 2013. Powers and Associates was the lead City consultant. • Throughout the two-year approval process I interfaced with State & Regional Agencies, Local Agencies and individuals and businesses, which include but are not limited to the California Department of Fish & Game, Bay Area Quality Management District, PG&E, Santa Clara Valley Water District, Greenbelt Alliance and the Carpenters 46 Counties Conference Board. • The completion of the environmental processing included soil samples, agrichemical assessments, geotechnical assessments, tree surveys, air quality surveys, agricultural mitigation issues etc. In collaboration with Powers & Associates we were able to address and mitigate all impacts.
