  In charge of a 275 unit new acquisition property. The property consists of 198 Safe Harbor units and 77 Project Based Section 8 units. My job is to stabilize the asset in both occupancy and rent collection while adhering to a specific budget. My team brought the property from 77% to 91% occupancy in five months and cut the delinquency in half in that same period of time. In addition, we lowered our turn over from 70% to 45% in this same period. This property adds 124 Section 8 Elderly units to my portfolio. I am responsible for the preparation of two separate budgets and sets of financials in addition to keeping occupancy to a maximum and delinquency to a minimum. Both properties maintain a minimum 98% occupancy and less than 3% delinquency consistently

Ensure all HUD 811, RAD, and PBS8 sites have completed annual Cyber Awareness training. Communicate with HUD and the Contract Administrators to ensure all vouchers are billed and paid timely. Train new staff on file processing. Train Regional Managers and Regional Compliance managers on voucher processing, EIV, and TRACS.
