      My role was to process Right to Buy applications from initial application through to completion. I also dealt with Resales, Remortgages, Notice of Transfer, Notice of Charge perusing Deed of Covenants to ensure that they were correct, liaising with internal and external departments and solicitors. I am an organised and methodical person and I have great attention to detail.

      I have worked within the Local Government and Housing Association for over 32 years. I have extensive knowledge of the Housing Act 1985 (Part V) as amended, Housing (Right to Acquire) Regulations 1997 and the Commonhold Leasehold Reform Act 2002 and the Landlord and Tenant Act 1985. I currently deal with Leasehold and Right to Buy/Right to Acquire within Wandle (Housing Association). My day to day duties include processing and managing Right to Buy/Right to Acquire applications, responding to and collating information for Resale and Remortgage enquiries, ensuring that payments of service charges are paid in full before receipting Notice of Assignment/Charge and ensuring that Deed of Covenants are completed correctly as per the terms of the lease. I also deal with Service Charge Arrears Recovery and collation of Service Charge Actuals and I have also attended the First Tier Tribunal and Court when leaseholders withhold payments or believe their charges are unreasonable. I have been instrumental and have taken the lead in setting up the procedure within the previous organisation (Poplar HARCA) for the Shared Ownership properties and the Staircasing procedure. I also deal with the administration of S20 Notices of intention and proposals for Long Term Agreements, Qualifying works and Qualifying long term agreements when the Decent Homes have been undertaken to ensure that the notices are served accurately, and that full payment can be paid by the leaseholders without challenge.       I am a property manager within L&Q and I deal with a patch of approximately 1200 properties which consists of general needs, shared owners and leaseholders. I have over 32 years of working within local government and housing associations and I have also worked within the Home Ownership team dealing with RTB/RTA, service charges, arrears recovery, major works, resales, notice of assignments, notice of charge. I liaise and communicate quickly and efficiently with the residents, leaseholders and shared owners of the estates which I manage by providing them with information regarding their service charge queries, resolving issues, raising repairs, external anti social behaviour, carrying out estate inspections. I also deal with enquiries from internal, external contractors in relations to grounds maintenance, cleaning contracts, land registry enquiries, correspondence from MP's, councillors, and other departments within and out of L&Q. I am a methodical, organised, personable and I am a team player and I have a strong relationship with my peers. I am proficient with office 365 and I learn and adapt quickly. I go the extra mile for the residents and I have been told by my line manager that I have a "can do" attitude and enthusiasm and determination to get the best for the residents for all of the schemes I deal with and she has also advised me that I am one of the best property managers that she has worked with. I aim to get the best for the residents and try to ensure that I can help them live in a clean and safe environment by ensuring that anything that needs to be done is carried out by liaising with the relevant department to ensure that this is done, i.e, arranging CCTV, additional refuse paladins, storage in communal areas, if required on their estates by liaising with other departments.
