      Managing a total of eight hundred units across seven buildings in Dumbo, Brooklyn. My general responsibilities included assigning tasks to the maintenance staff, managing vendors, and ensuring compliance with all applicable laws and company policies. Specific duties include: Coordinating with technicians and building staff for completion of turnovers in vacant units and repairs in occupied apartments. Working closely with a team of three Superintendents and three Handymen to ensure all areas in buildings are kept in optimal working order and are up to code. Supervising the distribution of security deposits, billing with accounting, deciding which damages are to be billed to the tenants, and explaining charges to residents. Managing the resident’s expectations for the completion of renovations and appliance swaps. Keeping expenditure low while maintaining the overall good appearance of the building and apartments by supervising work in-house. Signing off on invoices and assigning them to the appropriate properties through Avid Exchange. Performing pre-move and move-out apartment inspections via Happy Co to ensure that they are in the best possible condition before a new tenant gains possession. Addressing any issues in occupied and vacant homes and determining when to call in an outside vendor. Utilizing MRI for AMPs reporting, move-outs, rent ledger disputes, and clarifying errors with accounting. Working closely with accounting regarding charges, concessions, and prorated rents -- and remedying any discrepancies in the tenant’s rent ledgers. Managing and scheduling electricians, plumbers, painters, carpenters, HVAC/PTAC vendors, exterminators, elevator repair technicians, etc. for a broad range of jobs and confirming that ETAs and completion dates are in line with the resident’s expectations.  Identifying problems, collecting intel, and drawing valid conclusions to report to ownership Show less Oversaw a high-end residential three hundred unit building in DUMBO Brooklyn, managing tenant needs and coordinating with building staff.       Oversaw construction, the transition to operations, and the lease up of thirty-eight townhomes in Long Island City. Directed contractors, vendors, and building staff throughout the close out process. In addition to the new project, I also managed two buildings in Williamsburg and a full service doorman building in Dumbo. Specific duties:-Managed three superintendents at the four different properties.-Communicated issues directly to ownership as they arose and recommend a course of action.-Created annual budgets and income projections for each of the properties. -Vetted new vendors and bid out projects to ensure that the various properties had competitive rates for all trades and contract work.-Fielded resident phone calls and e-mails in emergency situations after hours and coordinated responses with the superintendents for gas leaks, loss of hot water, flooding during hurricane Ida, and heating outages. -Troubleshot issues with the mechanical equipment with the building staff and contractors to discern an efficient and affordable course of action. -Worked closely with brokers and the leasing team to ensure that the properties were showing well and to determine adjustments on market pricing.-Finalized DOB inspections for TCO and FCOs for the buildings in LIC.-Performed weekly walk-throughs of the properties to ensure things were running smoothly and reviewed on-site porters and concierges performance with the superintendents. -Handled phone calls and emails from distraught residents. Maintained an open line of communication and conveyed that their experience at the property is important to us and that their issues would be handled with a sense of urgency. Show less
