      -Prepared and reviews negotiation packages for assigned parcel and reviews appraisals, then studies data books, right of way plans, and specialty reports before contacting property owner.-Answers property owner’s questions regarding the basis of the offer to each party affiliated, making additional contacts if necessary while maintaining a negotiation record of all meetings and getting required documents signed.-Attended property owners meeting and public information meeting and pointed out features of proposed construction and right of way acquisition to property owners.-Attends field plan reviews and transition conferences, and makes suggestions and corrections about matter concerning right of way. -Certifies current ownership of the property, noting outstanding liens, leases and easements of record to ensure proper title. Obtains payment check.-Reviews records of the county tax office to locate transfer of real property in the project area.-Obtains specialist reports from individuals and companies in the private sector for specialty items or cost involved in curing situations resulting from the acquisition.-Inspects, photographs, and describes each property noting any features which affect value.-Completed Cost Estimates, by looking up comparable sales and value of land per square foot in order to create an estimation of how much a project will cost. Also, taking into account Right of Way, Temporary Easement, Permanent Easements and needed Relocations.-Noting all Property Management that will be affected due to roadway improvement.-Coordinating and attending Scope of Work meetings with appraisers to decide what levels of Reports and Specialty Reports will be needed to correctly value the property being affected.
