      • Served as the Interim Community/Economic Development Director. The departmental budget was just over $2 million dollars, including a staff of 3 full time employees.• Managed code enforcement and building permits via two outside consulting firms. Annual volume of permits were in the hundreds and over $13 million of economic development.• Oversaw a $200,000 City funded grant program. Program gave 100 low income households a $2,000 grant to improve the appearance and/or safety of their home. Program began neighborhood renewal process which increased property values 100% in 10 years and brought new construction to the area. Program was featured in an AICP Journal.• Conducted an internal process audit due to employee complaints. Recommended combining two similar departments to share resources and reorganize departmental management. Recommended solution achieved efficiency, employee satisfaction and is still in place today.• Implemented a soft billing system for Emergency Medical Responses performed by City personnel. The City is still utilizing this program, which charges between $200.00 - $350.00 per response, and annually produces over $400,000. Show less

      • Reduced $5 million 2007 annual appropriations budget by $750,000 (15%) throughout all public departments by negotiating existing contracts, including the employee health insurance contract.• Major participant in creating and adopting a 127 page comprehensive property maintenance code. Code has been used as a model by other municipalities due to the amount of detail and content. Code detailed the legal consequences if the property owners did not adhere.• Served on the 7 person Planning Commission and 5 person Board of Zoning Appeals. Planning Commission created and recommended 2 major documents, Subdivision Regulations and complete Zoning Code updates, to Council, both were adopted unanimously. Ensured all legal notifications were satisfied.• Reviewed and approved building permits and zoning applications for residential and commercial projects. Manage an additional contractual employee.• Oversee the foreclosure process from the time of referral to obtaining the first legal complaint. This stage is vital in the success of the foreclosure action by establishing the Bank’s interest, confirming the necessary documentation is in order and protecting compliance.• Ensure strict investor guidelines are followed along with compliance with respect to Federal, State and Local regulations. Without these pieces perfected, the complaint will potentially be dismissed and the foreclosure action will have to be restarted.• Facilitate the document management process from an internal secure fire proof vault to a distribution group of over 60 attorney firms nationwide. • Update Policies and Procedures as required by law and judicial rulings. • Hold weekly engagement sessions with over 50 full time employees within the Default and Special Services Department. • Manage attorney firms’ letters of engagement by holding monthly scorecard sessions, participate in escalated scenarios and provide constant interaction and communication.
