  Conducted thesis on topic "Property Management Performance Measurement" in which demand-supply-operating modes (DSO) framework was used as a basis. DSO framework is applicable to planning, control and performance measurement.Analysis of maintenance costs from DSO perspective was made. Analysis generated information on operational costs according to DSO-based modes of operation; preventive, emergency, one stage, project, elective, fix and maintain thus revealing information on how property maintenance operation is managed and of course what are the corresponding expenses.Results obtained, were most intriguing and for instance emergency costs varied between 0.2% - 10.1% of total maintenance costs, between six office properties located in Helsinki Metropolitan area. Which again tells us that there's room for operational improvement, especially when 10.1% of expenditure is constituted of urgent and expensive emergency mode procedures.
