      General ManagerFull operating responsibility for a high-volume, high-profile Chili’s restaurant in The Woodlands, Texas.• Improved profitability in a high-volume, good-performing restaurant. Analyzed the performance metrics; examined schedules on an hour-by-hour basis to ensure optimal ratios; worked with the kitchen staff and focused on portion control and waste reduction. Created a culture of excellence among the staff members. Result: Small improvements led to significant profit increases: Improved overall profits by an average of 4 to 6 percentage points per month. • Improved volume and profitability at an off-site catering operation. Refined the operation by updating the menu and restructuring pricing to achieve higher volume, and better margins; worked with staff to trim inventory levels and minimize waste; generated sales through special, event-related promotions: improved training levels and supervision quality for the catering staff; and negotiated more effective signage.       For the past 6 years, David has been involved in the management of over 1.7 million square feet of Class A+ office space at One and Two Shell Plaza. David played an intrigal part in the largest lease renewal in the world (at the time) with the Shell Renewal. As a part of the renewal David managed over 60 million in renovations at Two Shell Plaza, achieved LEED Gold designation, and helped position the asset for disposition. David played an intrigal part in the disposition of both One and Two Shell Plaza and Hines' successful effort to retain management of both assests. David is currently working on over 21 million in renovations at Two Shell Plaza in an effort to re-brand and reposition the asset. He currently oversees 2.1 MM SF, 28 full-time employees, and is responsible for providing the day-to-day operations management at Chase Tower/Chase Center. This includes, maintaining professional and courteous relationships with tenants and over 50 contractors.*Directly responsible for the management of Chase Tower/Chase Center.*Project Manager on $60 Million in renovations: Elevator modernization, BMCS, Electrical Buss Riser, Security Renovations, Roof replacement, Full building window replacement, Facade replacements, full building restroom remodle,OAHU replacement, Building Signage replacement, Garage access control, stairwell handrail modification, & Boiler replacement.*Project Manager on $21 Million in renovations: Interior/Exterior Lobby renovations to include an expansion of the Lobby and facade replacement of the first 4 levels.
