       Managed the Long Lines Department portfolio of 1,200,000 sq. ft., acquired sites and buildings, negotiated and administered leases and subleased surplus space.  Key member of the construction project management team for the Long Lines Headquarters building (883,000 sq. ft. with two parking structures of 1,500,000 sq. ft.). Developed schedules and budgets, selected design engineers and contractors, negotiated contracts and change orders, and enforced contract, drawing and specification compliance.  Directed the developer and its contractors in the build to suit construction of a 98,000 sq. ft. Headquarters Building with the tenant improvements and then directed employees in the facility management of this building. Developed new offices in 23 countries, with projects ranging from a 110,000 sq. ft. Tokyo office to a 1,700 sq. ft. office in Shanghai, negotiated site acquisition, leases, subleases, contracted architects and general contractors, managed the projects and purchased furniture and communications services.
