      I enjoyed a very nice career in the hotel industry. As Director of Operations for JHS, I focused primarily on reviewing underperforming properties, analyzing opportunities for improvement and then designing and implementing success strategies to build and maintain successful assets. I had a very nice track record of taking hotels who performed 6 or 7 in their comp set or worse in REVPAR and moving them to 1/7 in their comp set. I replicated a formula over and over: replace inn keepers with business oriented property level managers, operate the cleanest properties possible, implement extremely tight operational controls: MPR's, Cost Per Available Room, Preventative Maintenance, Front Desk Accounting, Guest Scores, etc. and combine it with an absolute take no prisoners approach to outside sales and revenue maximization. It was hard work, but I felt I had a fiduciary responsibility to do two things: 1. Ensure hotel ownership received a positive return on their hefty investment.2. Foster a 'teaching hotel' environment that created empowered hotel associates who learned the hotel business and helped create a better life for themselves by moving up in the industry. I'm proud to say I've developed a cell phone salesperson into a Hilton hotels executive, and front desk associates into productive general managers. My methodology was simple: Take care of the associates so the associates could take care of the guests. And if the guests are taken care of, the bottom line takes care of itself. I also doubled the size of a small economy franchise in 12 months, and acted as corporate director of sales for the entire JHS portfolio.Last but not least, I built hotels from the ground up and was involved in site selection to ribbon cutting, sold hotel franchises and hotel management contracts, converted hotels from brand A to brand B, and transitioned hotels from ownership group to ownership group, just to name a few skills. . . It was very exciting to add value by using creativity and applying lessons learned working with IHG, Hampton, Hilton, and Choice Hotels as well as hotel owners and contractors to a new high value QSR concept. In addition: Yogurt Mountain's founder and President, David Kahn, taught me a great deal about entrepreneurship.       Hired and awarded company shares to spearhead a new high end furniture and interior finishes concept that featured reclaimed wood, brick and stone. Organized and directed the the 'boot-strap' startup's accounting, operations, production, p.r., social media and sales effort. I enjoyed the challenge and we pushed it very hard for several years. However, I realized that although it is a beautiful story to turn trash into high-end finishes, the margin did not justify the effort, and our capital position would never allow us to reach a tipping point. Thus, we would never be able to achieve our vision of developing a national boutique design brand. The project was very enjoyable and a great learning experience to blend corporate skills into an idealistic passion type project. Show less
