      Increased confidence and investment as well as improved appearance of a challenged inner city commercial corridor using the Main Street Model.Budget: $100,000 ♦ Staff: 2 FTE ♦ Volunteers: 100-150 INCREASED INVESTMENT♦ Acting as a guide, connector, listener and sounding board, I assisted 100+ businesses and developers to find space, navigate Minneapolis bureaucracy or receiving funding for improvements. Many of the business owners had limited English proficiency.♦ Provided technical assistance to 5 applicants who received $1.3 million in Empowerment Zone funds for businesses and development projects on West Broadway. 6 of 16 applications received in the city were from West Broadway, all were awarded funds, prior years no applications were applied for or awarded.♦ Increased Public and Private investment from $1 million to $13 million and projects from 2 to 33.PRE DEVELOPMENT/ COMPREHENSIVE PLANNING♦ Advocated for businesses and neighborhood needs for a major street reconstruction from planning phase to completion. Represented business during construction.♦ Facilitated community input and developed planning framework for West Broadway resulting in zoning changes supporting transit oriented development and increasing housing density. REAL ESTATE DEVELOPMENT PROJECTS♦Key adviser in several development projects including award winning mixed use development 1101 West Broadway, and 927 W. Broadway-mixed use project. ♦Assisted with pre-development activities including environmental review, project concept development, cost analysis and financing for mixed-use project.♦ Assisted in completion and submission of financing applications to Federally funded Empowerment Zone♦ Completed proforma for mixed-use project using a mix of funding sources, including Federal and State and City Funds.♦ Developed and maintained relationships with private lending institutions, state, federal and local officials, neighborhood associations and stakeholders.
