  • Developed a financial model based on an offer to lease from potential tenants, analysing feasibility of the offer and presented same to CFO.• Maintained and updated the property portfolio using Microsoft Sharepoint, iCRES, and Google Earth, leveraging geospatial data for better visualization and decision-making regarding property disposition and marketing.• Utilized iCRES Archibus to log and manage ad hoc maintenance requests, ensuring timely and efficient property upkeep.• Coordinated the preparation and submission of crucial legal and municipal documentation, including title deeds, zoning certificates, rates and taxes accounts, and building plans for 28 properties in preparation for disposal.• Facilitated site access for auctioneers for property inspections and setting up of “For Sale” marketing boards on 28 properties.• Constructed a Discounted Cash Flow (DCF) model to determine the net present value of future rental cash flows for valuation of properties being sold with leases via auction.• Utilized Rode and SAPOA reports to source market rental rates and prepare offers to lease for potential tenants and prepared an offer to sub-let a vacant part of an office space, thus reducing the financial rental obligations by business as the head tenant.• Conducted market analysis for a lease review and market rental reversion resulting in a potential saving of over R300 million for a lease outstanding value of R620 million, recommending a 50% reduction in rental rates to align with current market standards and prepared a proposal to the landlord for same.• Prepared business case/memorandum to CFO for the appointment of an external contractor to perform self-reading of utility meters for over 200 accounts that have been sent to various municipalities and Eskom for notice of termination, but final readings had not been conducted for over 2 years to issue final accounts to expedite the utility account closing process, thus de-risking the business.
