Responsible to ensure the proper performance of all necessary maintenance and operational tasks developed to assure maximum life and reliability of all mechanical systems for assigned properties/facilities.2. Assist in and conduct the daily operations and maintenance of HVAC mechanical equipment and controls of buildings.3. Perform preventive maintenance duties, including changing filters, oiling motors, inspecting/adjusting belts, replacing motor bearings, aligning shafts and annual inspections as directed by manufacturers.4. Recommend improvements for the preventive maintenance program on an on-going basis.5. Develop/maintain effective building specific maintenance procedures.6. Coordinate maintenance efforts with outside contractors and technicians.7. Maintain stock inventory control.8. Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.)9. Will require shift work before any audit and/or on call duties.10. Other duties may be assigned.11.
