Inc keeps educating people via its Instagram account @glimpse.incI was commanded to:- Analyzed and presented the real-estate business model of PT Ciputra Development Tbk (CTRA) including future market outlook, revenue-cost stream, and cash flow schedule for 5 past years.- Constructed a forecasting model for the following 5 years by applying panel data analysis. The forecast shows a positive added value to the company with 6% -7% annual sales growth- Estimated the company's fair value using forecasted data, and the land inventory led to a target price of IDR 1,200 per share.-Measured investment risk using Monte-Carlo Simulation and Brownian Distribution. The analysis showed that the worst case of CTRA will get to IDR 770 per share or 18.15% of the drawdown. Show less

  PT Astra International Tbk - TSO is the largest Toyota dealer commonly known as AUTO2000. More than 40% of Toyota Vehicles are sold by AUTO2000. In its operation, AUTO2000 is related to PT. Toyota Astra Motor as the sole agent of Toyota in Indonesia. In addition, AUTO2000 also play an important role as a part of Astra Value Chain together with financial service (Toyota Astra Finance, ACC), insurance (Garda OTO), rental and used car company (Mobil88).My role was to: - Managing used car data includes updating the market sell price, current inventory, and quality. I handled >17,000 cars' data with more than 100 models from 2021 to 2024.- Building a machine learning model to predict the fair value of used cars based on related variables. The model successfully trained > 500 Toyota Avanza historical data and estimated > 50 current inventory fair prices. This helps the operation team to set the selling price faster and more accurately.- Establishing a negotiation range to estimate customers' willingness to pay using deviation approaches in Python. The algorithm I used was Random Forest, Gradient Boosting, Catboost, and Decision Tree.- Creating Python code to sort and filter >30,000 cars’ prices from various sources such as: OLX, TAM, Astra Auto TRUST, JBA. Including forecast the containerized freight cost using time series ARIMA- Building a complete financial model of PT Pos Indonesia, to prospect the new IDR 1,500 billion bond to be issued.- Conduct research of PT Provident Investasi Bersama Tbk (PALM), including assembling a presentation, financial models, and PALM portfolio projections using Monte-Carlo Simulation in Python.- Participating in numerous hearings with the sell-side, taking notes, and revalidating the information for investment purposes.
