  My main responsibility was completing routine inspections and ensuring any repairs were advised to the owner and actioned within a reasonable time frame. I was also very involved in the initial stages of preparing everything for the tenancy. I completed the ingoing condition reports and prepared the lease documentation along with any other relevant documents that were required. It was a really good start into learning the industry and understanding the importance of the little details that are needed when preparing information that is used by both the tenant and the agent.I also conducted open homes which was a great opportunity to meet and greet potential tenants which also allowed me to provide the owner with more information/feedback when relaying how successful the open homes were.   I was a Team Leader of a portfolio working alongside another property manager. Together we managed approximately 320 properties with owners who we have looked after for some time as well as many new owners or first time investors. Delegating tasks was an important part of the job ensuring that the workload for each team member is fair. Tasks included routine inspections, taking calls, updating owners, organising repairs, water bills, managing arrears, responding to/and sending emails, ingoing and outgoing condition reports, lease signings, tribunal, printing reports for rent reviews, lease renewals, maintenance follow up and delegating a portion of this to each team member. As a Team leader its was also my responsibility to make sure that any disputes or issues that may arise were sorted in a timely manner and that the outcome results with a satisfied client whether that be the owner or the tenant. Working in a team is extremely important and its one of the many things I love about my job and about this role. Together we work hard to ensure that we have owners and tenants who are satisfied.I also signed up new business/properites throughout my time here. Although this was not my role, it was very much a team effort and new business was very important so I was more than happy to meet and greet new clients, whether it be a phone call enquiring about our fees or a walk-in. Getting new clients signed up was always a rewarding part of the job and as my portfolio took on alot of the new business I would usually end up managing the properties that I had signed up.   Currently looking after my own portfolio, its a fairly established portfolio with many long term clients so alot of focus is put into ensuring my owners are completely up to date on the current market, procedures, changes in the industry etc. I take care of everything from routines, to paying invoices, to tribunal and insurance claims etc.I am looking forward to continuing to build my career wirh Ray White and to keep growing my portfolio and building strong relationships with my owners and tenants.
