  • Perform project due diligence and feasibility studies, quantitative and qualitative analysis, financial modeling for self-storage development, and value-added properties nationwide. • Assisted in the sale of a two-property Self Storage portfolio for 74mm in 2018, created portfolio sale brochure, conducted property value analysis, coordinated with the buyer on DD items• Research and summarize city zoning/building codes to determine the design/development feasibility• Identified, and qualified a piece of raw land in West Los Angeles for a self-storage development project in 2017, assisted in the acquisition process to close the property in 2020• Arranged and participated in the meeting with City planners, Community Councils, and City Councils to get design feedback on the 140,000 sqft self-storage project in West Los Angeles.• Manage the coordination of design and entitlement activities to include, but not limited to, architect, contractor, and consultant solicitation and selection, design and entitlement document review, and budget management. • Coordinated with the brokers and the lenders to close on a 4.6 mm land loan in 02/2021 and a26 mm construction loan in 12/2021. • Prepared the equity raise documents for the fundraising. Participate in closing on 14mm equity with an institutional investor for the West Los Angeles project by conducting internal analysis including but not limited to waterfall distribution and sensitive analysis.• Work closely with Asset Manager of the company’s Equity Partner on the budget tracking, monthly equity draw request and approval, insurance carrier selection, and other asset management works. • Oversee the owner contribution/distribution recording with in-house accountant and coordinate with CPA on the tax reporting for the property owner company Show less
