  On completion of the MBA programme in 2003, where I had taken part in preparing business plans for incubator projects funded by Trinity College, I took up the role of operations manager with an IT start-up company in Dublin. C3 Ireland was in the process of finalising a new risk management software product. I was responsible for preparing a business plan to generate a revenue stream with the prospect of monetising the venture in future.I identified potential end users of the product and proposed generating revenue based on licensing the product to these customers. Add on functions and upgrades could be purchased as the software advanced. I also introduced initiatives to gain traction in international markets through the use of reseller agreements while still retaining all rights to the intellectual property. Notwithstanding the fact that we achieved some early success with sales to Intel, OPW, Translink, PM Group, thisventure subsequently failed. Show less

  I was responsible for managing a value add real estate portfolio with Gross Development Value in excess of €3bn. The portfolio included some of the most prestigious assets in Ireland and the UK including; the first ever Ritz Carlton in the British Isles, the Montevetro building which is now the Google HQ, and Battersea Power Station in London.During my tenure I was responsible for troubleshooting the delivery of the Ritz Carlton hotel which had encountered severe cost over-runs putting the funding in jeopardy. I implemented a turn-around strategy through the appointment of a best-in-class cost consultant to value engineer the project and the implementation of a rigorous change management regime to control project variations.   I was headhunted by Mount-brook in 2008 to manage a commercial real estate portfolio with a Gross Development Value in excess of €1bn. I oversaw the asset management strategies and controlled significant budgets. I successfully completed a substantial landmark office development in the Dublin Docklands delivery over 80,000 sq.ft. of prime space. I also conceived a bold strategy to add considerable value to a landbank in South Dublin. This was achieved by creating a vision for a 100+ bed retirement village complete with on-site recreation and medical facilities where residential use was not feasible planning wise. Show less

  Credit Analyst

  I was recruited by the Central Bank at the onset of the international financial crisis. My primary roles were to quantify the capital hole in the domestic banks balance sheets and to determine the robustness of credit decisions going forward. I had privilege access to all areas within these institutions and regularly attended Board, Audit and Credit Committees. I was in a position to review numerous business cases presented at Credit Committee and Board level to ascertain how the institutionsassessed lending proposals for both viable and impaired businesses.During my tenure I was also tasked with physically streamlining the operations of the Central Banks operations where headcount had increased by 90% in less than 3 years. I formulated a strategy to consolidate the various operations in one location and demonstrated the financial viability using detailed cost benefit analysis models. I subsequently negotiated the acquisition of a prominent property from NAMA (former Anglo HQ site) and secured planning for a new state of the art HQ building. Show less

  Co-established a commercial real estate fund in anticipation of the recovery in the Irish property market in 2013. Successful in raising €100m equity from international investors and subsequently sourcing and acquiring a portfolio of retail and office assets with value add potential. I was responsible for the preparation of business plans & detailed financial models and presentation to investment committee. I also oversaw the execution strategies for each individual asset delivering IRR returns in excess of20% for investors.I was also proactive in establishing a residential fund to capitalise on the supply/demand imbalance in the Irish market. I undertook detailed market research and prepared investment memorandum and investment presentation documents. I liaised with institutional investors which resulted in successfully raising €110m equity with a second round close proposed for a further €100m. I was responsible for deploying over €60m to acquire sites with potential to deliver IRR returns in excess of 15%. Show less

  Fenway Capital was founded on the back of a substantial body of research into the underlying dynamics of the Irish housing market. It was evident that there was a significant shortfall in the housing supply pipeline which would likely lag demand for the next 5-7 years. I formulated a private rental strategy to capitalise on this supply-demand imbalance and backed it up with detailed financial models and market due diligence. I prepared investment memorandums and led pitch presentations to international investors with a view to raising €250m equity. I successfully negotiated heads of terms with CUDA to invest €250m of Credit Union funds to deliver a portfolio of private residential sector (“PRS”) homes in the GreaterDublin Area. Show less
