      Apr 1997 - May 1998
Tenancy liaison officer, rent arrears officer

Worked as Tenancy Liaison Officer visiting residents at home and helping to sort out tenancy and repairs matters for 6 months while weeding out unwanted tenants and sub-letters.Finished a one-year task in 6 months and so was given another role as Rent Arrears Officer.Achieved 110% collection rate within first two months but left Local Authority in annoyance as work culture was too slack!

    • West hampstead housing association (defunct)

      Jul 1998 - Jan 2000
Housing officer, team leader - temporary accommodation / private sector leasing scheme

First managerial role in social housing. Was managing a patch of properties covering Harrow, Hillingdon, Westminster, Camden and Brent. First day at work, I answered a phone call at about 7.30 am from the "H-a-m-i-c-i-d-e Department" of the MetPol and wondered what in heavens name 'hamicide' meant - turned out he was saying Homicide! Over the next 8 weeks, I was knee deep into the job dealing with relocating families of gunshot crimes into police protection units and moving them from one location to the other across the UK. These were purely black on black crime but my job was minly to manage their tenancies and collect rents!Thouroughly enjoyed the challenge but had to move onto greater challenges. Show less

    • London borough of ealing

      Nov 1998 - Mar 1999
      Project liaison officer

Worked as a Project Liaison Officer delivering a £14m housing renewal project across four schemes, including the renovation, double glazing and painting of the Moreton and Rumford Towers behind the police Station at Ealing. Successfully engaged residents in the decision making of the Project. One memorable incident on this job was when I walked into the first residents' meeting I had arranged at the Town Hall and thought an Asian wedding entourage had been double booked for the event and taken over my preparations! It turned out these were people who were attending the meeting I had arranged!! Such was the diversity and colourful tone of the area. Sadly, the Project did not hold my attention for too long and I looked for a change. Show less

      Regeneration manager

Managed a team of 10 to raise profile of inner-city estate in Brixton, London preparatory to fund-raising a knock-down and rebuild housing project.Established programmes and projects to wean residents off state benefits and into work.

    • Southern housing group

      Jan 2003 - Mar 2003
      Estate manager, dawson heights

Agency stop over job. Registered with the agency in the morning, was sent to an interview same afternoon, was offered the job same day and asked to start the following morning. Was also the shortest interview I ever did as I ended up asking the next question and answering them myself during the interview. Interviewer was flabbergasted as he could not understand how I did this but I told him the first set of questions he had asked were indicative of the following set of questions he was set to ask. When I gave my notice, I was offered a higher position elsewhere within the organisation but I had already accepted another job offer elsewhere. • Kush housing association (member of the places for people group)

      Mar 2003 - Apr 2006
      Housing services manager

I was in charge of team covering the reception area, community development and housing management services. My team was also responsible for liaison with the Supported housing networks, particularly within the London Borough of Hackney and other local authorities within North and East London. Our biggest challenges were in engaging with the BME community in these areas and we were able to hold successful events targetted at these groups on the larger than life Holly Street Project.I would say my biggest success on the job was challenging a very well known Housing Management Consultancy Agency that was managing the rent and arrears collection services prior to my coming on board on a matter of performance bonuses! The company was busy evicting tenants, rather than collecting rents, and writing off the arrears to bad debt and turning around to claim bonuses for reducing rent arrears!!Talk about double whammy!!!
